Independent research
$10,662 average savings
A 2023 study by Polygon Research found borrowers saved, on average, $10,662 when they worked with an independent mortgage broker instead of a bank retail lender. Veterans and minority borrowers saved even more on average, and upfront costs ran lower too: 115 basis points paid upfront for a 6.58% average rate in the wholesale channel, versus 148 basis points for a 6.60% average rate through nonbank retail.

The federal funds rate and your 30-year fixed are three steps apart. Here's the chain that connects them, and where it breaks.

Buying strategy
Appreciation, rent, and idle savings all move while you wait. A worked example on a Denver median-priced home.

Condo guidelines
Owner-occupancy ratios, reserve requirements, and litigation. The HOA questionnaire decides more than your credit score does.

Loan mechanics
Paying up front versus paying monthly. How to find the break-even and decide which one fits your actual timeline.

Market update
Months of supply is the single number that tells you whether you're negotiating or competing. Here's the current read.

Affordability
The 28/36 rule is a starting point, not an answer. What we actually stress-test before quoting a number.
